Inspections for Home Insurance

Recently my landlords who I rent a house from told me they wanted to change their homeowners insurance for a cheaper rate. This will require an inspection of the house. My landlords have always been very cool, never asked to see any part of the house and never come around. However, they aren't pot friendly AT all. I've transformed one of the bedroom closets into a soil grow with lot of ventilation and cool tubes.

My question is , do inspectors check every single part of the house? I'm concerned about the attic (vent hoses sticking up with charcoal filter) and one of our bedroom closets. I'd have to kill my 6 plants that are 4-5 weeks away from harvest, remove the vents for the cool tubes, dry wall and patch the closet up if they too have to be inspected. This would be close to 4 months of work down the drain and I don't have enough in my stash to last me another couple of months. Should I just keep putting my landlords off until harvest, or show my house as is and not let the inspector in my bedroom or bedroom closet.

Any suggestions?

I dunno, if the insurance company has there own inspector, then maybe you could get away with it. I don't know how thorough they are.

But if they contract with a regular house inspector, then I can tell you that they check everything. When I bought my house a few years ago, the inspector crawled into the attic (only accessible though a louvered vent on the roof), as well as going under the house into the crawlspace. And he checked everything in between. Probably took him upwards of 2 hours to complete his inspection.

I would ask your landlord if they will have to inspect even the private parts of the house like your bedroom and closets. I don't think that's an unreasonable question. And if you can put them off till after harvest, then definitely go that route.

When we bought our house, our insurance agent didn't even inspect the inside of the house for our home owners insurance. He just took a few photos of the exterior at that was it.

Don't know about your guy though, I doubt they need to see every closet if they do inspect the interior.

an inspector came by my rental place the other day... i had stashed the little i had in drawers, and cleaned up all paranoid... he photographed the outside, looked at the a/c handler and compressor... then drove off...

YOUR EXPERIENCE MAY DIFFER!

this is just MY experience with an insurance inspector... dont take my experience for what will happen with yours.. just saying they dont necessarily need to see the inside.

Most look only at outside, but it varies. I recently got a notice they wanted to inspect my woodburner, furnace, electrical and piping. That's after insuring with them for 10 years! I moved my plants out to my heated up truck for a couple hours and tore down, I wasn't very big or hi-tech at the time. Ended up very perfunctory, never even went near the basement room where the grow had been.Even though I've never had them look in closets, especially rental property ( I owned 10 buildings), times are changing and everyone is different, better safe than sorry, assume the worst. Probably can't put them off though, if he's changing companies.

At the most he'll take a photo of the baths and kitchens. He won't go in the attic.
Just be sure to lock the closet and if he asks say, Oh, I left the key to that room at work. I can meet you here another day with that. He'll say no, and if he doesn't then that will give you time to break the room down and move it.

Thanks for the advice. Our landlords did say the inspector would want to see the inside of the house, so I don't think they'll just take a look on the outside. I thought about buying a shed and putting my girls in that for a temporary spot. But it's still up in the air. I guess an early harvest would be better than none at all.

you could rent a u-haul and stick everything in that while the inspector checks everything out, that way you dont have to buy an expensive shed or anything. (ive done this a couple times when i was renting)

I've been through a few of the insurance inspections and I can tell you they'll be in and out of the house in a few minutes. They are looking for water damage in the baths and kitchen, not for the condition of the inside of the closet. Is it a sliding or swinging door? If it's swinging then put a lock on it and if he asks to see it tell him that you left the key at work and you'd be happy to meet him in a day or two to show him the closet...this guy gets paid by the job and he's not going to want to spend the gas or time to get back to your house to see the inside of the closet. He'll most likely say forget about it...but if he doesn't that will buy you the time to do what Booty said and get a Uhaul.
As long as my house doesn't stink and the fan isn't loud I would not be worrying about it at all.
